So you've finally settled in, and you're wondering about perhaps installing that new deck you've always wanted, or maybe do some landscaping in the front yard. Before you begin, there are a few things you should know first.

Grading Deposit
A Grading Deposit is a refundable deposit that is made to the builder that the homeowner will not alter grade or install items that will prevent the builder from obtaining certification (i.e. pools, rock gardens, decks, etc.). The average waiting time to have your deposit refunded is 3-5 years.

"Why does it take so long to get my deposit back?"
A number of things need to be completed before the builder may apply for certification, such as municipal curbs and sidewalks, driveway basecoats, sod, etc.

Certifications & Restrictions
To be certified, a professional engineer examines the subdivision and checks to see if the grading is completed in accordance to the approved grading plans. Once certification is completed, we move towards obtaining assumption.

Assumption
This is when the municipality assumes all responsibility for all roads, sidewalks, grading, water and sewer services.

Driveway Paving
All driveways in a subdivision will be completed with a base coat and a finish coat. This work is done by the builder, and cannot be altered or substituted (i.e. widening the driveway or installing interlock) from what is shown on the approved grading plans.
